The River Opus Developer

The River Opus is developed solely by Frasers Property Limited, on land the group already owns. The redevelopment brings together Valley Point, the 20-storey office tower and two-storey mall completed in 1998 on the former Fraser and Neave factory site, and Fraser Suites Singapore, the 255-room serviced residence next door.

Frasers Property is the Singapore-listed developer behind more than 22,000 homes here, having built under the Frasers Centrepoint Homes name since the 1990s. Its recent projects include two developments along the Singapore River itself, Riviere at Jiak Kim Street and The Robertson Opus at Robertson Quay.

That matters because a 999-year home by the river is exactly the kind of project this site is suitable for, and Frasers Property has already built one about 1.6 km downstream.

On 25 June 2026, Frasers announced that taking full ownership of Fraser Suites Singapore would allow it to pursue the redevelopment of the entire Valley Point site. The Edge has since reported a four-block scheme with about 417 homes, a 184-unit serviced residence and a retail podium, with the 417-unit figure an estimate rather than a developer figure.

Because the land is already owned by the developer, there was no land sale and no land price on record. The 999-year lease, running to 2876, is one of the clearest facts that sets the site apart from most other launches along the river, which sit on 99-year leases.
