Start with the site
Unlike other new launches, there is no land price, because The River Opus is the redevelopment of Valley Point and Fraser Suites Singapore, and both are already owned by Frasers Property. This is a 144,662 sq ft site with a 999-year lease that runs to 2876.
That makes The River Opus rare, because most new launches along the river sit on state land with 99-year leases, while only one recent launch, The Robertson Opus, has the same 999-year tenure. The prices paid at nearby launches give you the clearest indication of where The River Opus might be positioned.
Land is only one part of the cost anyway. Construction, financing, marketing and the developer's margin all add to the bill before a final selling price is set.
What new launches along the river have actually sold for
These are developer-sold apartments within about 1.6 km of the site, with every figure the median price buyers actually paid between October 2025 and August 2026. The sold column is the developer's own tally as at May 2026.

River Green and River Modern are the closest comparisons, as both sit on the River Valley Green parcels between the site and Great World MRT. As of May 2026, both are more than 90 per cent sold at about $3,250 to $3,450 psf.
The Robertson Opus is the closest tenure match and the only other 999-year launch in the set, with Frasers Property selling units there at about $3,395 psf. Promenade Peak and Zyon Grand, both beside Havelock MRT, sit at the lower end of the range.

These are the completed projects within about 1.2 km of the site, from caveats lodged between October 2025 and August 2026. Valley Park, next door, sits on the same 999-year lease as the site.

Rivergate, freehold and on the river bank, leads the resale set at about $3,093 psf. Valley Park and Aspen Heights, the two 999-year estates, are the oldest of the six, which is why a new launch on the same lease can price well above them.
So what might it launch at
The developer sets the launch price, and it has not been announced yet. For now, the public record only supports a range, based on nearby transactions and worked out openly so you can see how we arrived at it.
New launches along this stretch of the Singapore River have been transacting at about $3,000 to $3,500 psf, from Promenade Peak and Zyon Grand at the lower end to River Green and, with its 999-year lease, The Robertson Opus at the top.
The next state parcel along the road, River Valley Green Parcel C, was sold in 2026 at $1,730 psf per plot ratio, and CBRE has put its eventual launch at $3,400 to $3,500 psf. That is the market the developer will be reading when it prices a 999-year riverside development.
None of this is a developer figure. It is the range nearby projects have been sold, and the actual launch price could fall outside it.
